About the Board of Appeals
The Board of Appeals meets when a landowner would like to receive a variance to any of the Town ordinances.
The two most common Petitions for a Variance are due to failure to meet the setback requirements and failure to meet the road frontage requirements.
The Town of Dixmont has five board members serving on the Board of Appeals.
About Variances
A variance is an authorized departure from the terms of a town ordinance. The two most common reasons residents apply for a variance are:
- Setback requirements — When a proposed structure does not meet the minimum distance from property boundaries
- Road frontage requirements — When a parcel does not meet the minimum frontage required along a public road
The Board of Appeals reviews each petition on a case-by-case basis. Please contact the Code Enforcement Officer for guidance before submitting an application.
Application Process
To apply for a variance, follow these steps:
- Contact the Code Enforcement Officer to discuss your situation
- Obtain a Petition for Variance application from the Town Office
- Complete the application with all required documentation
- Submit the application and filing fee to the Town Office
- Attend the scheduled Board of Appeals hearing
